Why is a detailed design the key to savings, and not just an additional cost?

Many investors and homeowners often ask the question: "If I already have a main project and a building permit, why should I pay for a detailed design (izvedbeni projekt) as well?". At first glance, it looks like an unnecessary cost. However, field experience shows exactly the opposite – a detailed design is a tool that saves you money.

The difference between "paper" and reality

The main project is documentation for bureaucracy; its purpose is to satisfy laws and get a permit. It often does not contain joint details, accurate insulation laying schemes or precise measurements for material ordering. That's where the detailed design comes in.

Without it, craftsmen on site are forced to improvise. And improvisation in construction always costs – either through excess material or through subsequent repairs that you will discover only in a year or two.

Accurate material ordering = Lower cost

For expensive materials such as HPL panels, fiber cement or thick TPO membranes, every ordering error is felt on the wallet.

A detailed design brings precise quantities and "cutting lists". This means we know exactly how to cut boards or membrane to have minimal waste. Instead of ordering 15% more material "just in case", with a good design you order exactly as much as you need.

Avoiding thermal bridges

The most expensive insulation is the one that doesn't do its job. If the detail of the window and facade joint is not drawn, the craftsman will perform it "as he thinks is best". This often leads to thermal bridges – places where heat leaks out and moisture comes in.

A detailed design solves those critical points on paper, before they become a problem on the wall.
